PROPERTY ASSURANCE VISITS

Know what is happening at the property.

Establish a current record of visible conditions at individual homes and properties. VeriPrem carries out agreed non-specialist checks, takes relevant photographs and captures reported concerns separately. You receive a property visit record with actions and referrals for follow-up.

When current property information is needed

Use Property Assurance Visits for a defined group of homes, a sample of repair follow-ups or a programme of resident-reported concerns. Agree the question for each visit so field capacity produces information your team can act on.

  • A current visible-condition record before deciding the next action.
  • Consistent photographs and observations across a property programme.
  • Additional visits for an agreed workload alongside your existing team.

02 / PROPERTY ASSURANCE VISITS

Agree the questions before the visit.

For social housing property inspections and other individual-property visits, we agree the non-specialist checks, photographs and referral criteria before attending. The visit records observable conditions; technical questions are passed to the appropriate specialist.

  • General condition, visible damage and damaged fittings
  • Entrances, exits and routes within the individual property
  • Leaks, water ingress and visible damp or mould-like growth
  • Visible damage to electrical accessories, for specialist referral
  • Reported heating or ventilation concerns
  • Waste, cleaning and operational issues
  • Resident-reported concerns and evidence of previous work

Communal Area Assurance

Recurring checks of shared spaces let your team compare conditions and follow actions over time. Use Communal Area Assurance for a regular block or estate programme alongside technical inspections. You receive visit records, photographs, an action register and repeat findings. Individual-property visits remain a separate service.

Comparable records over time

Agree the areas, visit frequency and evidence standard. Each return identifies changes, repeat findings and actions still requiring attention.

Follow-through between visits

Review previous actions on the next agreed visit. Record the visible position and route urgent or technical matters to the responsible person.

  • Access and egress: entrances, exits and routes checked for obstructions, visible damage and obvious slip or trip hazards.
  • Housekeeping, stored items, waste and cleaning standards.
  • Visible defects, damaged fittings and observed lighting issues.
  • Agreed visible conditions of doors and other shared-area features; technical testing and certification remain with the relevant specialist.
  • Photographic records, location references, exceptions and follow-up actions.

04 / PROPERTY ASSURANCE VISITS

Four sources of evidence. Kept separate.

Observed by VeriPrem

What the person attending directly saw, with a location, date and appropriate photographs.

Reported by resident/client

What someone told us. Recorded as a report, not silently promoted into a verified fact.

Shown in documentation

What an available record states, including any gaps or limits in what was reviewed.

Concluded by specialist

A technical conclusion attributed to the competent provider who made it.

05 / PROPERTY ASSURANCE VISITS

Precise wording makes the next step clearer.

A visible crack is an observation; structural movement is a specialist conclusion. Mould-like growth can be recorded without diagnosing the cause of damp. A cracked socket faceplate can be photographed and referred to an electrical specialist without claiming the installation is electrically safe.

06 / PROPERTY ASSURANCE VISITS

A record your team can use.

Property Assurance programmes can begin with a defined batch — for example, 50 homes — to establish the scope, evidence standard, access process and reporting method before wider mobilisation.

  • A property or location reference
  • The agreed checks and any access limitations
  • Categorised observations and supporting evidence
  • Urgent escalations and referral requirements
  • Outstanding actions and agreed next steps
  • No-access and unable-to-verify records
  • An exception and escalation log
  • A QA summary where commissioned

The distinction from technical inspections

Is a Property Assurance Visit a building survey?

No. It records agreed visible conditions and reported concerns. It is not stock-condition surveying, structural or damp diagnosis, or electrical or fire-door certification.

Do communal checks replace a Fire Risk Assessment?

No. They do not replace fire risk assessments, fire-door, electrical or lift inspections, asbestos or structural surveys, or other statutory or specialist inspections. The relevant specialist remains responsible for the technical conclusion.

START WITH THE OUTCOME

What do you need the visit record to establish?

Tell us which properties or shared areas are involved and how you will use the findings. We’ll agree the checks, recurrence where needed, evidence and referral route.
