VOID READY & PROPERTY RESET

A clear basis for client handover review.

Move an empty property towards a clear client handover decision. VeriPrem coordinates repairs, clearance, cleaning, specialist inputs and final checks in one managed process. You receive condition records, completion evidence and outstanding items for review; the handover decision remains with the client.

01 / VOID READY

For a defined void programme

Use Void Ready & Property Reset when an empty property or batch of properties needs practical work, specialist records and final checks brought together for client review. Agree the handover criteria and who delivers each task before work starts.

02 / VOID READY

One workflow from first record to handover.

Capture → Plan → Sequence → Deliver → Verify → Resolve → Handover. The client receives an initial and final property record, task and evidence tracker, photographs, specialist records, exceptions and a readiness status. The return identifies what has been completed and any dependency that still needs an owner or decision.

  • Record the initial condition and any access limitations.
  • Agree the work, responsibilities and readiness criteria.
  • Sequence repairs, clearance, specialist work and cleaning around dependencies to avoid repeat visits.
  • Arrange agreed standard or deep cleaning and coordinate clearance through appropriately registered providers.
  • Refer technical requirements to competent specialists.
  • Undertake agreed non-specialist operational tasks within the commissioned scope.
  • Check the agreed observable completion criteria.
  • Resolve or clearly record outstanding dependencies, then assemble the evidence pack and exceptions.
  • Return the handover record for the client’s decision.

03 / VOID READY

Standard & Deep Cleaning

Standard and deep cleaning can form part of Void Ready, communal-area or agreed workplace programmes. For void property cleaning, agree the required finish and completion evidence, then sequence cleaning around clearance, repairs and specialist work. Cleaning is one step towards handover readiness, not a substitute for completing those other tasks.

Cleaning and clearance are distinct

Waste clearance is coordinated through appropriately registered providers unless separately included within VeriPrem’s authorised delivery scope.

Scope agreed before attendance

Hazardous, biohazard and extreme-contamination cleaning are outside the standard service and require separately agreed specialist arrangements.

  • Standard and deep cleaning of agreed property, communal and workplace areas.
  • Task risk assessments, safe methods and Control of Substances Hazardous to Health (COSHH) arrangements for the products used.
  • Trained operatives and agreed subcontracted delivery where appropriate.
  • Product and surface-suitability controls.
  • Completion checks, photographic evidence where appropriate and a record of exceptions.

04 / VOID READY

Who makes the handover decision?

The client does. “Ready for client handover review” means the agreed operational tasks and expected evidence are complete for that review. VeriPrem does not certify legal fitness to let or occupation. Major construction, specialist trade repairs and regulated technical work remain with appropriately competent providers, who own their technical conclusions and certification.

05 / VOID READY

Mobilise on a defined batch.

A batch of ten properties is one possible starting scope. Agree how suppliers will work together, what evidence is needed and when each property is ready for client handover review before extending the programme.

START WITH THE OUTCOME

What needs to be ready for client handover review?

Tell us the intended handover outcome and the properties involved. We’ll agree the practical work, specialist inputs, checks and evidence needed for the client’s review.
